RPL Closes 2025 with Record Momentum and Expanding Reach into the Year Ahead

#1 Rankings

RPL was #1 in Rhode Island for units sold, closing on 1,466.5 total units for the year, with an average sales price of $784,583, up $35.7% from 2024. In 2025, RPL also surpassed key sales milestones that further solidified its reputation as a trusted real estate leader, exceeding $1,151,000,000 in total sales volume, an almost 13% increase from 2024. While maintaining its hallmark personalized service, Residential Properties was top-ranked by Rhode Island State-Wide MLS in the following categories for sales volume:

Always with an eye on evolving, RPL President & CEO Sally Lapides was quick to underscore the efforts of the company’s teams to grow the brand yet retain the independent, local character that made it the leading trusted broker.

In a challenging and evolving market, our agents, managers, and staff delivered outstanding results by combining deep expertise, creativity, and an unwavering commitment to their clients and to one another. As we look to 2026, we’re excited to build on that foundation and continue growing together.”

Strategy and innovation 

Technology, AI automation, and industry trends blended with high-touch and personalized approaches for RPL agents and clients. Enhancing agent processes and practices, RPL took major strategic steps in 2025 to create a unique experience that differs from the templated approach many national brands take.

“We want our agents to flourish and collaborate more and more,” said Broker Manager Ian Barnacle, Co-Owner of Residential Properties Ltd. “We’ve always been a leader in leveraging the most useful technology to help our agents succeed. That’s why in addition to our beautifully revamped website, I was so pleased we were able to add a new service to our agent support capabilities. The cutting-edge platform gives our sales associates the tools they need to work more efficiently and stay focused, speeding up transactions, and creating a personalized client experience from first contact to closing. In 2026, our task will continue to be finding novel ways to help our agents do their best.”

At the start of the year, Residential Properties announced Christine Haner as Director of Referrals & Relocation, bringing nearly 20 years of industry experience to the position. She succeeded Liz Messier, who retired after more than 25 years as Vice President of Corporate and Relocation Services. Christine continues working alongside Senior Relocation Specialist Fran Foster to grow and enhance the department. She holds both Certified Relocation Professional (CRP) and Global Relocation Professional (GRP) designations and has served as a licensed, non-selling Realtor in Rhode Island. Her appointment reinforced Residential Properties’ longstanding commitment to excellence within its global relocation and referral networks.

Expansion in Jamestown and South County

With an ongoing commitment to growth in Newport County and its surrounding markets, the year saw RPL’s expansion with a new office in Jamestown, acquiring two esteemed independent brokerages on the island, Mansions & Manors and Island Realty. Now part of the Residential Properties family, these agents continue to deliver exemplary service, backed by RPL’s resources, technology, and global reach. Our added tools and support empowered these brokerages and their agents to better serve their clients, contributing to a true banner performance. In 2025, Residential Properties exceeded sales goals in Jamestown, ranking #1 with nearly double the sales volume of our closest competitor.

RPL also saw the addition of 16 agents joining our South County office directly from Compass, beginning in January with 13 agents from the Compass Watch Hill, followed by two additional Compass Watch Hill agents in September, and one additional agent from that office in October. “We’ve seen more agents intentionally seeking alignment with a brokerage that values community, transparency, and open access to leadership,” said Michele Brais, East Greenwich / Newport / South County Broker Manager at Residential Properties. “That’s where an independent firm like RPL stands apart – we’re able to make thoughtful decisions locally and support our agents in a way that directly benefits their clients and communities.”

Residential Properties’ sponsorships over 2025 helped support an array of causes throughout Rhode Island and Southeastern Massachusetts. From Arts Alive! and the Women’s Fund of Rhode Island to the Rhode Island Hospital Foundation and the Northern Rhode Island Board of Realtors® Have Heart campaign, we’ve been proud to be part of these important efforts through charitable giving and volunteering. In 2025, Sally Lapides not only celebrated her 50th year as part of the Greater Providence Board of Realtors® but was also honored by Big Brothers Big Sisters of Rhode Island with the Award for Natural Mentoring, recognizing her long-standing commitment to empowering others through authentic connection. For more than two decades, Lapides has demonstrated a deep dedication to mentorship and community engagement through her involvement with the organization. The award celebrates her belief in mentorship as a powerful investment that strengthens individuals and creates lasting, positive impact across the community. In May, Lapides joined the Federal Reserve Bank of Boston’s Business Advisory Council, representing the real estate industry in New England and contributing insights on regional economic and community issues. Her appointment reflected a longstanding record of leadership, mentorship, and service through board involvement and advocacy supporting equity, opportunity, and inclusive communities.

The Women’s Resource Center (WRC) supports women across Rhode Island through critical services including shelter, counseling, and court advocacy. To benefit their work, agents Alicia Reynolds, Cat Horn, and Karen Occhialini hosted a made-to-order cookie tray bake sale, with all proceeds supporting WRC programs that help women and families in need, making more than 1,000 cookies and donating $1,600 to the center. Additionally, RPL’s Barrington office launched its annual “Project Snug Soles,” an ongoing sock drive in support of Amos House led by Sales Associate Karen Occhialini that collected over 125 pairs of socks for those in need. Occhialini was also unanimously appointed to the Barrington Education Foundation committee, underscoring a shared commitment to supporting local education and enriching opportunities for Barrington students. In April, Cat Horn led a diaper drive for Barrington’s TAP-IN organization, a trusted resource for residents of Rhode Island that helps in combating food insecurity and economic hardship. Horn was also named a Full Member of Barrington’s 250th Anniversary Celebration Committee. In this role, she will contribute to planning inclusive and educational events honoring the town’s history, community spirit, and future. The Barrington office is an ongoing supporter of the Barrington Education Foundation, providing public school teachers and students opportunities to enrich the learning experience. This includes the annual Duck Race at Wood’s Pond, near the Peck Center Building, which RPL sponsored in October. Additionally, RPL sponsored Barrington’s Nayatt 5K and Hampden Meadows Tough Tiger adventure-based racecourse. 

RPL Broker Associate Lisa Jones was appointed to the board of The Avenue Concept, a Rhode Island nonprofit dedicated to advancing public art and creative placemaking. In her role, Jones contributes to efforts that support artists, expand artistic accessibility, and help strengthen the organization’s impact. Her appointment reflected both her longstanding commitment to the arts and Residential Properties’ continued support of cultural and community-based initiatives. In addition, Jones was elected Cohort President of the Women’s Fund of Rhode Island’s Women’s Policy Institute in 2025. Its mission is to advance gender equity through policy, advocacy, and leadership development. Sales Associate Bill Applegate was selected as President of the Rotary Club of Providence for the 2025–2026 term. A longtime member and former Vice President, he assumed leadership of one of the nation’s oldest Rotary clubs, founded in 1911. His appointment continued a longstanding Residential Properties connection to the club and its mission of “Service Above Self.”

With new projects and initiatives on the horizon, the company is set to build on last year’s success while expanding its footprint by opening offices in additional communities.
