Perhaps it was a savvy and honest Realtor with a great web presence on their side. The 88 single family homes that sold last week through Statewide MLS averaged 97 days on the market as opposed to the 147 for the active listings, and these buyers got 95% of their list price. This gives you some insight into how to properly position your home for a quick sale in today's market. The day your home hits the market is the time you will be exposed to all potential buyers, enlisting a Real Estate agent with great local knowlege and a great web presence who syndicates their listings on many web sites to ensure maximum exposure is your first step. More than likely, buyers have been watching the market for some time now, and they know what is and isn't a good deal, if your home is priced too high to begin with, you will end up being one of the crowd languishing on the market, with potential buyers wondering what is wrong with that house and why hasn't it sold? So then you lower and lower and lower your price until you end up getting less than if you had properly priced it from the beginning, if you even sell at all.
