My wife and I recently worked with Toby to purchase a residential property on the east side of Providence. We had very specific requirements including a pedestrian friendly location on college hill, a legal in law apartment and up to date mechanical systems. Toby reviewed thye available properties and promptly arranged efficient walk throughs of the various homes. After identifying a potential house, Toby researched comps in the neighborhood and helped us construct our offer. Toby assisted us with post purchase negations including the drafting of a short term lease for the prior owner to facilitate their transition to their new home. My husband and I were first time homebuyers and in over our heads. We knew we would need someone who we could trust to navigate us through the process and Toby was just the man for the job! With the added difficulty of trying to buy a home in RI remotely from Virginia, Toby worked to make the procsss as smooth as possible. He was always reachable to answer every question we might have. When we made trips to come see houses he got us in for showings and worked with our insane schedule. He was encouraging, reassuring, and went above and beyond for us from the initial home searches till we ultimately closed on a home that was everything we could have hoped for and more. We always felt like we were Toby’s first priority and are so grateful for everything he did for us.

My wife and I recently moved to Rhode Island on short notice from Texas. Toby was great at helping us narrow down our selection online. He asked lots of questions and helped us understand the local market. By the time we had assembled a list for viewings, I felt that he knew what we needed and wanted better than we did. We only had one weekend to view houses, and Toby set up a whirlwind day of house viewings to help us narrow down the list from about a dozen houses to a couple. Two days later we went back for second viewings and made a decision. I’ve worked with a few agents in the past, and Toby is by far the best. He worked really hard to match us to a house we love in a wonderful neighborhood. I will recommend him to anyone moving into the area and if we ever need to move, I will go back to him. Five stars all day long!

Toby is a phenomenal real estate agent! My husband and I moved to Rhode Island from Texas and only had a very small window (of basically one weekend) to house hunt. Toby worked very hard to find us the perfect home. We just moved in and absolutely love it!! I am so grateful that we found him. I would definitely recommend him to all of my family and friends. And If we ever decide to move, Toby will be the first person that I call.

I am writing to say a bit about my experience working with Toby Kimball through the selling process. Toby understood that real estate selling is a team project. My input and his guidance were as important as his inclinations. He LISTENED to and appropriately responded to my suggestions regarding listing price and details in the property description. Calls were always promptly and cheerfully returned. He was optimistic and reassuring when needed. He was honest and dependable. I believe Toby would do as well for any seller.

Toby’s enthusiasm is amazing. When I first spoke to him he actually blew off plans with friends to check out my house I was listing with him. The fact that he put me above his friends was very impressive. He’s always working. Calls or texts were never too late for him. My husband and I moved to Florida and needed to sell our house. I had no worries 1400 miles away with Toby handling the listing. Highly recommend Toby as a real estate agent and all around great person!

My medical issues as well as some legal issues caused me to seek out an honest, capable and fairminded realtor. I obtained Toby’s name through a trusted friend who assured me that he would be able to help and he did – and more. Without getting into details, I can say that if you have a particularly difficult situation and need someone to trust not only to be fair but also capable, Toby is excellent. I am sure he is equally as good on standard “normal” transactions but without him, I have no idea how bad it could have gotten. Thank you, Toby! 5+-stars!!

Residential Properties was amazing and Toby was the perfect choice to work with us! I cannot recommend someone more for both honesty integrity and compassion coupled with hard work, fairness, and capability. Toby worked with us in a very difficult transaction involving multiple conflicting parties. He was able to sort through the issues both fairly and objectively; he guided us to a successful closing and we will be using him again whenever we have real estate needs!
